Because your board has 5 officers in March and 7 in May, and your CAM might add a junior in September. Per-seat pricing punishes the volunteer board for adding the volunteers. We charge per association, by unit count, because that is the unit of work the statute cares about.

The association. The board signs the agreement, the association pays the invoice. The CAM firm logs in, but does not own the workspace. If your CAM firm wants a portfolio view across multiple associations, that is a separate conversation — not a different invoice.

Yes. 14 days, no credit card. We turn on the full Board Pro feature set so you can see the obligation tracker, the records log, and the notice templates against your actual building. If you decide not to continue, your data exports as a CSV on the way out.

It means we do not charge you to onboard. We do the CSV import of your member roster, the unit list, and your existing records folder structure. The clock starts when you finish the import, not when you sign the agreement. The whole thing usually takes 2–4 hours of board time across two calls.

We are not HIPAA — there is no PHI in a condominium operation. We are not SOC 2 certified yet; we are running a SOC 2 Type I engagement with an audit firm in Tampa, with a target report date of Q4 2026. Until that report exists, we will not claim the badge. When the statute moves, the product moves. The 2024 amendments forced a six-week sprint on our end; we will do that again every session. Your subscription includes the updates. We do not charge a "compliance update" surcharge — that would be charging you for our job.

The unit thresholds are inclusive. 50 units fits in Board. 150 fits in Board Pro. 400 fits in Tower. The thresholds are not enforced by hard cutoff in the product; if you cross by a few units mid-year, we will not lock you out. We will email you and ask if you want to move up at the next renewal.
