Florida · §718

Built for HB 1021 + HB 913. Down to the section number. The software side of Florida condo compliance — statutory deadlines, notices, and records, dated and exportable.

§ 718.112(2)(c) — 48-hr notice

THE PRODUCT

Six surfaces, one audit trail.

Each section below maps to a duty Chapter 718 puts on your board. The screenshots are real product, the citations are real statute, and the audit trail is on by default — not a paid tier.

SURFACE 01 · COMPLIANCE

Compliance — the obligations, in order.

Every duty Chapter 718 and HB 1021 put on your board, on one screen, with the section number and the days remaining.

Statutory obligation tracker

Director education, milestone inspections, SIRS, annual budget, financial reports. Each item carries its §718 citation, its deadline, and its owner.

§718.112

Director-education clock

Per §718.112(2)(d)5.b., new directors have 90 days. We start the clock on appointment, send three reminders, and store the certificate in the officer record.

§718.112(2)(d)5.b.

Milestone and SIRS workflow

Phase 1 and Phase 2 inspection timelines, engineer engagement log, reserve study upload, and a shortfall calculator that drafts the assessment notice when the math is in.

§553.899 · §718.112(2)(g)

SURFACE 02 · DOCUMENTS

Documents — records the regulator can ask about.

Per §718.111(12)(a), associations must maintain the official records. Per §718.111(12)(c), they must produce them within 10 business days of a written request. We do both.

Records repository

Categorized to the §718.111(12)(a) record list. Bylaws, declaration, minutes, financials, contracts, insurance, inspection reports — every category, none missing.

§718.111(12)(a)

Records request log

Owner submits the request; the 10-business-day clock starts on receipt. Every download is timestamped with who, when, and from where. Exportable as a single PDF.

§718.111(12)(c)1.a.

Website-posting bundle

For associations of 25 units or more, §718.111(12)(g) requires a digital posting set. We assemble it, watermark each download, and host it under your subdomain.

§718.111(12)(g)

SURFACE 03 · MEETINGS & NOTICES

Meetings and notices — the clock the statute writes.

Board, member, budget, special. Each notice has a different rule. We draft each one from the section, then send and verify delivery.

Notice templates from the statute

Board (48 hr) per §718.112(2)(c). Annual (14 days) per §718.112(2)(d)4. Budget (14 days) per §718.112(2)(e)1. Edit the body; the timing rule edits itself.

§718.112(2)(c)–(e)

Delivery receipts

Email open, owner-portal acknowledgment, mailed-notice tracking number. Stored as exhibits the lawyer can attach to a filing without re-formatting.

§718.112(2)(d)3.

Meeting workflow

Agenda builder, quorum check against the unit roll, attendance log, motion record, minutes draft. Exportable as a signed PDF for the official records book.

§718.112(2)(b)

SURFACE 04 · MEMBERS & UNITS

Members and units — the unit roll the statute counts from.

Owners, tenants, board, CAM. Position-aware, not role-soup. The treasurer sees the financial drawer; the secretary does not.

Unit roll of record

One source of truth for the owner of each unit, the recorded address, and the current officer assignment. CSV import from your existing roster on day one.

§718.111(12)(a)7.

Position-aware permissions

President, secretary, treasurer, director-at-large each get the surfaces the role needs, and not the ones it does not. CAM seat is operational, not administrative.

§718.111(1)(a)

Owner inbox

Each owner logs into their unit and sees what the board has sent, when it was delivered, and what it required of them. Ends the "I never got that notice" dispute.

§718.112(2)(d)3.

SURFACE 05 · SECURITY

Security — tenant-isolated, audit-trailed, exportable.

One association cannot see another association's data. We can prove it, and we can show you the access log when you ask.

Tenant isolation, row-level

Every record is scoped to one association at the database row. Cross-tenant query is blocked at the data layer, not by application logic that could fail.

Tamper-evident audit log

Every create, read, update, delete is logged with actor, time, IP, and document hash. The log is append-only and exportable as a signed PDF.

Two-factor and SSO

Two-factor required for officers on Board Pro and Tower. SAML SSO available on Tower for firms that need it. We do not ship a "remember me forever" toggle.

The full security model is documented at /features/security.

SURFACE 06 · ADMINISTRATION

Administration — the boring parts, done plainly.

Billing, exports, support, succession. The unglamorous surfaces a treasurer needs to trust before the rest matters.

Plain-English billing

One invoice per association, per month or per year. Line item is the plan name and the unit count. No usage spikes, no overage, no hidden seats.

Annual portability export

Your data, in plain CSV plus original-format documents, on demand. Included on Tower; available to Board and Board Pro for $0 once per year.

Succession plan

If we shut down — we won't, but boards ask — the data export and a 90-day read-only mirror is contractually committed. The full clause is in the MSA, not the FAQ.

WHY WE SHIP BORING WELL

The administrative surfaces — billing, exports, succession — are the ones a treasurer leans on after the audit, not before it. We ship them plainly because the absence of drama is the feature. One invoice per association. One export on demand. One contractual clause for the day we are no longer here.

SURFACE 07 · STATUTORY WEBSITE

Statutory website — owners log in, records are posted, the regulator can audit.

§718.111(12)(g) requires associations of 25 or more units to maintain a secure website with the official records posted and owner login. We are that website.

Owner login, per-unit records access

Each owner authenticates against their unit of record and sees the documents the statute lets that unit see — the governing docs, their own ledger, the meeting calendar. No shared password, no spreadsheet handoff.

§718.111(12)(g)2.

Required-postings page, by the section

Articles, declaration, bylaws, rules, financial reports, annual budget, current insurance, structural inspection reports, meeting notices. The statute lists them; we post them under your subdomain.

§718.111(12)(g)3.

Public vs. owner-only gating

The law gates some records to owners (financials, contracts) and exposes others to anyone (notices, agendas). We honour the distinction at the URL level — owner-only records require login, public records do not.

§718.111(12)(g)4.

We are not your lawyer. Nothing on this page is legal advice.

See the surfaces against your actual building.

A twenty-minute product walkthrough — real product, your unit count. We will show you the obligations your association is on the hook for in 2026 and 2027.
